Welcome to “The Pimlico.” This story and a half plan starts at 2789 livable square feet, 3 bedrooms with loft, 2.5 baths, and a 3 car garage (4+ cars and basement available). Your exterior choices of brick, stone, stucco cement board, LP, or vinyl siding feature our latest designs for the “English Cottage,” which comes with a front terrace or a “Farmhouse,” which includes a covered front porch with composite decking. These new designs mimic the latest market trends of today. This home is perfect for the family with school-age children or for when they come back to visit. As with all of our floor plans they are open, light, and bright, which is accomplished with over-sized windows throughout. The master suite is on the 1st floor and then the secondary bedrooms upstairs with a huge loft. This home features 2.5 baths and a 3 car garage, one being a tandem to accommodate those narrow lots (basement available). Your exterior choices of brick, stone, stucco cement board, LP, or vinyl siding feature our latest designs for the “English Cottage” and ”Farmhouse,” which both come with a front terrace having French doors open to the front living room. Like all of our plans, we offer 2 different exteriors, and a 3 car garage (4+ cars and basement available). Your exterior choices of brick, stone, stucco, cement board, LP, or vinyl siding feature our latest designs for the “English Cottage” with a front terrace, or a “Farm House” and a covered front porch with composite decking. These new designs mimic the latest market trends of today. This home is perfect for the buyer looking for versatility in their ever-changing lifestyle. 4 Questions to Ask Before You Build a Home

Finding the right home is as exciting as it is overwhelming, especially if you’re actually customizing a home that’s being built to meet your needs. Not only is every decision you make important, but the stakes are also high. After all, your home is often your largest investment. 

It’s easy to see why many people feel stressed as they weigh their needs and budget against various home building options. Fortunately, we specialize in making building a new home easy, which is why we put together a list of four important questions you should ask before you build your next home. 

Question 1: How long do I want to live in this home?

Is this a home where you’re going to retire, or are your kids getting ready to move away and you may want to downsize? People in each of these situations will have very different needs in terms of what type of home to build, and where to build it.      

Question 2: What features are important to me right now?

Do you want to entertain friends or throw huge family parties for the holidays? Do you have young kids who need some space to play and grow? Knowing how you will use your house will help you prioritize features, like large custom kitchens or family game rooms. 

Question 3: What features might be important to me in 3 years?

Life can change so much in just a year, so it’s smart to look a few years ahead and see if you can anticipate future needs. If you’re hoping to start a family, then you may want to plan an extra room for a nursery. If you are dreaming of customizing a classic car, then you may want some extra garage space.

Question 4: Will this home fit my family’s needs?

A sprawling modern kitchen with all the bells and whistles may seem appealing, but is it something you’ll truly benefit from? Sometimes we have an idealized version of life in mind that doesn’t fit our reality, which could leave you with a home built for entertaining even though you rarely have a guest for dinner!

Last but not least, it’s important that you answer each question honestly. Be realistic about how you use your home and ask your family for input because no matter how amazing a home is, if it doesn’t fit your needs, then it’s not the right home.

The last thing you likely want to think about when designing and building your custom luxury home is the idea that one day, you may have to be faced with the prospect of selling it.  This is your dream, the project you’ve dreamed of and planned for over the years. “Resale” probably leaves a bad taste, thinking about generalizing any detail…but it does make financial sense to put at least a little thought into optimizing your chances of selling your home if needed.  And luckily, there are easy ways to do that, and the compromise is generally slight. They’ll probably even benefit you while you’re living there!

Energy efficiency is an all-around good idea.  Appliances, heating systems, windows, and insulation can all fall into this category.  Even doors and roofs can add to your home’s efficiency. You can build a home that’s Energy-Star rated for your area, and you can make sound size and placement decisions that add to your home’s resale.

Kitchens and bathrooms are great ways to add resale value.  And, as a general rule, the bigger and more elaborate, the better (and it’s another great way to increase that energy efficiency with appliances and water-saving shower features).  All the high-end touches you add here will likely come right back to you should the need arise to list your home.

Finishing out a basement can add valuable space for you and any potential future owner.  Adding a bathroom takes it even a step further, making the space usable for guests and even as an in-law’s suite or a renter.  Whatever you decide, adding these finishing touches can help ensure your home will sell much more easily if you have to part with it.
